Are Appraisal Linx’s appraisers any different from those of other AMCs?
In order to work for Appraisal Linx, our appraisers must qualify to join our LinxNet™ professional real estate appraiser network. LinxNet™ is made up of top-tier appraisers who go through a stringent vetting process. All selected appraisers are certified/licensed professionals who not only meet the rigorous requirements set forth in the LinxNet™ program but also have demonstrated industry leading skills in data acquisition and analysis, communications, and investigative reasoning, in order to offer a true expert opinion of real estate value. As a full-fee company, we also offer a generous compensation package, which has allowed us to attract the most experienced and skilled appraisers in the industry.
What will happen to the appraisers we currently use?
When you become a client, you have the option of submitting a panel of approved appraisers which LinxNet™ can approve or you have the option of using appraisers from our LinxNet™ database. The selection of an appraiser will follow appraiser independence and depend upon the appraiser’s history of performance (i.e., turn times, quality of work, and ratings), total number of open orders, proximity to subject property and any specific order guidelines.
How does the appraisal process work and how might it conform to our internal processes?
Ordering an appraisal using LinxFlow™ couldn’t be easier. Once your account has been set up, simply place an appraisal order for anywhere in the USA using LinxFlow™ from our main website or via www.linxflow.com. Your order will be assigned one of our top-rate LinxNet™ appraisers -- or with an appraiser from one of your pre-approved panels. Once the order is in our system, we will work closely with you and within your work parameters. While we have proven processes and standards in place, we pride ourselves on customized service, not rigid, inflexible workflows. That is why we assign you an account manager who will learn your requirements while adapting our processes.
How do I pay for my appraisal orders?
You can either choose to be invoiced or pay for each appraisal by credit card from within LinxFlow™.
What is the typical turn-time I can expect from Appraisal Linx?
Upon receipt of your order and payment (if applicable), your order is immediately assigned to an appraiser. The final appraisal is typically delivered between 24-48 hours from the time of onsite inspection.
How do we know what the status of an order is?
Through LinxFlow™, we provide 24/7 up-to-the-minute status updates, alerts and message capabilities in order for you to stay current on each of your work orders.
Does Appraisal Linx have a documented quality control process?
Appraisal Linx performs a quality audit of each individual appraisal. These audits reflect specific USPAP and appraisal standards requirements. If a report does not meet any one of those requirements, it is sent back to the appraiser to be corrected or have additional information provided. In addition, each appraisal has an individual quality score and each appraiser has an ongoing quality and professionalism rating.
Many AMCs utilize a computerized audit system. At Appraisal Linx, each of your reports will not only be computer audited, but shall also be reviewed by an experienced and qualified reviewer. At Appraisal Linx, we work very hard at helping our LinxNet™ appraisers to provide a compliant report of the highest quality. In addition, we work with the individual appraiser to ensure that the report is well-written, intuitive as well as accurate.
